Step 2 — Instant Budget Range & Path

Receive an budget range and next step:

  • Scope & Feasibility (existing conditions assessment + solution pathways).

 

If applicable, prompt for financing options (e.g., gap financing, lender documentation).

Design‑Build Workflow

1) Scope & Existing Conditions

We assess structure, utilities, site constraints, and risk factors. You receive a feasibility report outlining:

  • Options and constraints

  • Engineering requirements (e.g., structural modifications)

 

Permit path (if needed) and any planning submissions for additions

2) Engineered Design & Permits

We produce stamped drawings (if needed) for all structural changes and manage:

  • City permits (building, electrical, plumbing as required)

  • Planning submissions (setbacks, variances) for additions

 

On‑demand BIM & Clash/VR for complex intersections (structure/MEP/existing envelope)

3) Budgeted Price

We price the renovation using systematized takeoffs, transparent contingency, and our production/wholesale‑level millwork pricing advantage. You can refine scope before final pricing.

4) Selections & Final Contract

With guided decision‑making in the portal, you finalize:

  • Layouts and millwork details

  • Flooring, tile, countertops

  • Lighting, plumbing, hardware, paint, specialty features

 

We confirm final price and schedule, then sign the construction contract.

5) Build (Live‑In or Vacant)

Execution built for lived‑in realities:

  • Protection of existing areas and safe site logistics

  • Tablet‑based change orders and daily logs for transparent tracking

6) Closeout & Refinance

For gap‑financed projects, we support the appraiser revaluation and lender documentation so completed value can be rolled into your mortgage

Construction Walkthroughs (Renovations)

Scheduled walkthroughs match renovation realities:

  2. Rough‑In (Electrical/Plumbing/HVAC) — Validate locations before closing walls; ensure function and ergonomics.

  3. Drywall — Spaces come together; confirm built‑ins, closets, and wall details.

  4. Cabinetry, Tile & Flooring — Fine‑tune finishing details; confirm adjustments arising from site conditions.

  5. Final Walkthrough — Review workmanship, test systems, and ensure the space lives exactly as planned

Your Client Portal provides:

  • Site Log - Photo/video updates between site visits.

Our Quality Assurance Program uses 17 checkpoint categories with 10–20 inspection points each, adapted to renovation realities and logged in the portal with photos and notes.
